The Greek Ministry of Tourism records around 900,000 arrivals from Serbia every year, and once you add Bosnia and Herzegovina, North Macedonia and Montenegro you get one of the most loyal markets in Greek tourism - families who arrive by car, stay a week or two and return to the same village for years.

But this audience has its own habits: it books at a different time than Germans or Britons, looks for different things in accommodation and communicates differently. The owner who understands them wins guests who come back directly, without commission. This guide was written for exactly that - from the point of view of an apartment owner or hotelier in Greece.

Who comes and from where

  • Serbia: mostly from Belgrade, Novi Sad, Niš and Kragujevac; families with school-age children, couples and, increasingly, younger groups of friends.
  • Bosnia and Herzegovina, North Macedonia, Montenegro: the same travel pattern and, very often, the same language of communication.
  • Transport: the vast majority drive down via the Evzoni border crossing, which means a 6-10 hour journey and arrival on Saturday afternoon or evening. A smaller share uses coach tours and flights to Thessaloniki.

Proximity to the border and the option to drive shape the choice decisively. The most sought-after regions - and the guides guests read before they send an enquiry:

What they look for in an apartment

The order is roughly the order in which a guest reads a listing:

  1. Distance to the beach in metres. "Close to the sea" means nothing; "150 m, flat" means everything.
  2. Number of beds and the room layout - a family with two children wants two separate bedrooms, not a sofa bed in the living room.
  3. Parking next to the property, shaded if possible.
  4. Air conditioning in every room, included in the price.
  5. A kitchen with fridge, hob and coffee maker - guests from the Balkans often cook at least part of their meals.
  6. A terrace or balcony with a table; a sea view is a bonus, not a condition.
  7. Wi-Fi, a washing machine for longer stays, a shop and bakery nearby.
  8. Price per apartment per night, with what is included clearly stated.

What they look for in a hotel

  • Family rooms (2+2) and the option of an extra bed - the most frequent question in enquiries to hotels.
  • Half board or at least breakfast, with a clear price per person; all-inclusive attracts some families with younger children.
  • A pool and children's pool, a play area, animation in peak season.
  • Parking on the hotel grounds - free parking is a serious argument.
  • Distance to the beach and whether the hotel has sunbeds and umbrellas on it.
  • Reception staff who understand at least basic Serbian or English.

For hotels it is especially important that room categories are clearly separated in the listing (standard, family, sea view), each with its price and capacity - a guest who has to ask "how much is a family room in August" often never sends a second message. How they communicate and pay

  • Language: Serbian (understood by guests from the whole region), English as a fallback. A listing in Serbian is a competitive advantage most Greek owners do not have.
  • Channel: Viber and WhatsApp by a wide margin, then email. A phone call is used to confirm, not for the first contact.
  • Speed: the guest sends the same enquiry to 3-5 addresses; whoever replies first with a complete offer usually gets the booking.
  • Payment: a 20-30% deposit by bank transfer (or via relatives and friends in Greece), the balance in cash on arrival. Paying by card in advance is not a habit of this audience.
  • Confirmation: in writing, with the address, dates, price and the host's contact - because of scams on social media, guests are cautious and value a clear paper trail.

What puts them off: red flags in a listing

  • "Close to the beach" without metres, or a beach photo that is not the beach in front of the property.
  • Extras discovered only on arrival: air conditioning, parking, final cleaning, towels.
  • Price per person for an apartment (the guest immediately assumes it is more expensive than it is).
  • Fewer than 8 photos, dark photos or no photos of the bedrooms and bathroom.
  • A reply to the enquiry two days later.
  • A listing with no owner name and no real contact - in the age of fake listings in Facebook groups, anonymity is an alarm bell.

How to reach them

1. Be where they search - in Serbian. Guests from Serbia look for accommodation in their own language, through guides and destination pages. 2. Facebook groups - with care. Posts in groups reach part of the audience, but they get lost among hundreds of similar ones and, because of scams, are trusted less and less. If you use them, always point to a listing with verified details.

3. Serbian tour operators bring volume, but at a 20-30% commission or a fixed-price allotment of units - and a guest who remains "theirs". A good combination: an operator for part of the capacity, a direct channel for the rest.

4. Returning guests. Collect contacts (with consent) and get in touch in January with dates and a price for next season. A satisfied guest rarely keeps looking - if you reach out first.

5. Reviews. Ask for a review right after departure, while the impression is fresh. Three honest reviews in Serbian are worth more than twenty generic ones.

How to fill May, June and September

Peak season fills itself. The difference between a good season and a great one is made in the shoulder months, and guests from the Balkans are ideal for them:

  • Couples and older guests in May and September - they want quiet, a lower rate and a longer stay; offer 10 nights for the price of 8.
  • Long weekends around 1 May and Orthodox Easter - a shorter minimum stay (3-4 nights) fills properties near the border, such as Asprovalta, Stavros and the Olympic Riviera.
  • First half of June - families with pre-school children; highlight the cot, the shallow beach and the quiet location.
  • Hotels: "7 nights half board" packages with a clear price for May and September, and a special rate for returning guests.
