Apartments in Greece for 2027: Prices by Resort, What Is Included and How to Choose

How much does an apartment in Greece cost for summer 2027? When a family from Serbia or the Balkans says "we are going to Greece", nine times out of ten they mean an apartment: their own kitchen, a terrace, air conditioning and the beach a few minutes' walk away. The first price lists for summer 2027 are coming out this autumn, so now is the time to know what an apartment really costs, what the price should include and how to pick the right one among hundreds of listings.

This article uses real starting prices from listings on our site, by resort, not guesses. Owners are only now publishing 2027 rates, so the figures below are 2026 season prices and serve as a benchmark: for 2027 they are likely to be in the same range or slightly higher.

How much does an apartment in Greece cost: starting prices by resort

The table shows the median starting nightly price (half of the listings are cheaper, half more expensive) and the cheapest listing in each resort. Prices are for the whole unit per night, not per person. Most of these listings sleep two to four people.

Two things stand out. First, the gap between resorts is smaller than people think: most popular resorts start between 40 and 65 EUR. Second, the range within a single resort is huge: in Hanioti the same night can cost 28 EUR or several hundred, depending on whether it is a second-row studio or a villa with a pool. The resort is only the first step; the real price depends on the type of accommodation and the dates.

What drives the price of an apartment for 2027

  • Dates. The second half of July and the first half of August are the most expensive. June and September are usually cheaper, and many owners have separate low and shoulder season rates.
  • Distance from the beach. Front-line apartments (across the road from the beach or with direct access) cost more and are booked first, often from November.
  • Capacity. A studio for two, a one-bedroom apartment for three or four and a two-bedroom apartment for five are three different price bands.
  • Extras: a pool, private parking, sea view, new air conditioning, a washing machine and a bigger terrace push the price up, but are often worth it.
  • Length of stay. For short peak stays owners may ask for a minimum number of nights or a supplement; for 10 nights or more the nightly price may drop.

The Greek climate tax: how much per night

Greece charges a climate resilience tax per accommodation unit per night, not per person. The rates in force since 1 January 2025, according to the Greek tax authority (AADE) guide of May 2026:

For ten nights in a standard licensed apartment that is 20 EUR, and in an apartment let as a short-term rental 80 EUR. No new scale for 2027 has been announced so far; ask the owner whether the tax is included. More on taxes and rules: Greek taxes and regulations.

Apartment, studio or hotel: what pays off

  • A studio (one room with a kitchenette) is the cheapest and enough for a couple who spend all day on the beach.
  • An apartment with a separate bedroom is the right choice for families: the children sleep, the parents sit on the terrace.
  • A hotel makes sense when you want breakfast or half board and a pool, and do not want to cook. For a family of four it is usually dearer than an apartment, but the price is all-in.
  • A villa or house pays off for two families together: per person it can be cheaper than two apartments.

If you mostly cook yourself, an apartment also saves on food: a family that has breakfast and dinner at the apartment and lunch at a taverna spends noticeably less. Supermarket and taverna prices are in Greece food prices.

How to choose an apartment: location first

  1. Pick the region by drive and beach. For the shortest drive the Olympic Riviera, for family holidays Kassandra and the Strymonian Gulf, for the finest sea the Ionian coast. The overview is in Where to go in Greece in 2027.
  2. Look at the map, not just the description. "Close to the beach" can mean 50 metres or 800 metres across a main road. Check whether a busy road separates the apartment from the sea, which matters with small children.
  3. Read the photos. Look for the bathroom, the kitchen and the view from the terrace. If they are missing, ask.
  4. Check the bed layout. "Sleeps four" sometimes means a double bed and a sofa bed in the same room.
  5. Ground floor or upstairs? Ground floor is practical with children and pushchairs; upstairs is quieter with a better view.
  6. Parking: in Paralia, Hanioti and Parga peak-season parking is a problem; a private space is worth paying for.

12 things to ask the owner before paying a deposit

  1. What is the total price for my dates and number of guests?
  2. Is the climate resilience tax included?
  3. How many metres to the beach, and is there a main road to cross?
  4. How many bedrooms are there and what are the beds?
  5. Is there air conditioning in every room?
  6. Is there parking, and where?
  7. Are linen and towels included, and how often are they changed?
  8. What are the check-in and check-out times?
  9. How big is the deposit, how is it paid and when is the balance due?
  10. On what terms is the deposit refunded if we cancel?
  11. What is the property's registration number (AMA or MHTE registry number)?
  12. Could you send a short video of the apartment and the view from the terrace?

Greek rules that also protect guests

Since 1 October 2025 Greece has applied a short-term rental law (5170/2025): apartments let as short-term rentals must have natural light and ventilation, air conditioning, liability insurance, an electrician's declaration and pest-control certification, subject to inspections. For guests this means more order, and you recognise legal accommodation by the registration number in the listing. In central Athens and Thessaloniki new short-term rental registrations are restricted; that does not apply to the seaside resorts in this article.

When to book an apartment for summer 2027

  • October - December 2026: the widest choice, front-line and family apartments; many owners keep 2026 prices for early guests.
  • January - February 2027: the main booking wave from Serbia; for July and August this is the last moment for a good choice.
  • From March: the middle of the range is left; for June and September there is still plenty.

How much does an apartment in Greece cost in 2027?

Starting prices in popular resorts are mostly 40 to 65 EUR per night for the whole apartment, based on 2026 season listings on our site. The cheapest start at around 25 EUR, while front-line apartments in August cost twice as much or more.

Where are the cheapest apartments in Greece?

Among resorts with the most listings, the lowest median starting prices are in Stavros, Leptokarya, Lygia on Lefkada and Vrachos (40-45 EUR), followed by Parga, Afitos and Perea (50 EUR).

Is the price per person or for the whole apartment?

For private apartments it is almost always per unit per night. Some hotels and rooms charge per person; on our site this is clearly marked.

Is the tourist tax included in the price?

Usually not. The climate resilience tax is paid locally: 2 EUR per night for a licensed apartment, 8 EUR for a short-term rental (April to October rates). Ask the owner in advance.

How big is the deposit for an apartment in Greece?

Typically 20-30% on booking, with the balance on arrival. Pay the deposit to an account in the name of the owner or company, never the full amount to an unknown account.

When are 2027 apartment prices published?

Owners publish price lists from October 2026. Most prices are out by New Year, and the best apartments are already booked by then.
